I would strongly caution anyone considering renting from Mallard Pointe at Riverbend Apartments in Auburn based on my experience trying to secure a unit there. I was originally told that a unit was available for September 18, 2026. I was actively working with the property and was prepared to move forward with the rental. Byron told me that I could provide a W-9 and security deposit on Friday. However, by Monday, I was suddenly told that the unit had sustained severe damage from a burst pipe and was no longer available. I was also told that multiple units had sustained severe damage. What made the situation especially frustrating was the contradictory information I received from staff. Byron later denied telling me that I could send a W-9 and security deposit, claiming instead that he had merely been explaining what they typically ask for. That is not what I understood from the conversation. I was on the phone with my sister while she was speaking with Byron, and I clearly heard him request the W-9 and security deposit in connection with moving forward with the unit. I also had an extremely unpleasant interaction with Regional Manager Natalia Lawski. On Saturday, I contacted her because Long had told me that my live-in aide would have to be placed on the lease. I questioned that requirement and asked for verification. Rather than providing a straightforward explanation or documentation, Natalia was rude and told me that I was "blowing her phone up" and that it was her day off. That characterization was completely inaccurate. I had called her only once that morning before she said that. The handling of my live-in aide was also concerning because a live-in aide has specific protections under fair-housing law and is not simply treated as an ordinary additional tenant who must be added to the lease. When I asked for clarification regarding the requirement I had been given, I expected a professional response and verification—not hostility. What is particularly frustrating is that after all of these conflicting conversations, I still have no way to move into the Auburn apartment I was originally pursuing. Instead, I am being offered a sister property in Tukwila. I specifically want to live in Auburn, so offering me a completely different location does not resolve the issue. I understand that a burst pipe and resulting property damage can happen unexpectedly, and I do not fault a property for an emergency that was outside of its control. My issue is with how the situation was communicated and handled: contradictory statements, denying what I was previously told, misinformation regarding the live-in aide requirement, and an unnecessarily rude response from regional management. I also noticed that the unit is now being represented as available for August 24, 2027, which is a year later than the September 18, 2026 availability I was originally given. Given what I was told about the extensive damage from the burst pipe, that timeline is consistent with the seriousness of the damage that was described to me. My experience has left me with very little confidence in the communication or management at Mallard Pointe at Riverbend. If you are considering renting here, I would recommend getting everything in writing and carefully verifying any requirements before providing money or personal documentation.

If i could give a 0 I would. 1 star is way to high for this crappy place. Worst place I have ever lived!!!! Biggest slum lords in the world. No mail deliver for over 6 months. Washer is been broken the whole time I lived there. Advertise pools that have never been open even one day in almost a year. The outdoor pool is almost black and smells so bad. Infestation of fleas in the nasty carpets that haven't been replaced in 20 years. You pay $2500 a month but arnt allowed to even sit on your deck without getting a violation. Nasty garbage everywhere. Dumster always overflowing. Rats. Absolutely disgusting. Bad electrical. Lights flicker or dont work at all. Mold. Bad drainage. Advertises pools and other amenities that he says are not part of $2500 rent. Cant even get mail for $2500. Most expensive crappiest apartments i have ever seen. Rude, unprofessional, lying management. DO NOT RENT HERE!!!!!

We just recently moved into Mallard Pointe and have had a really good experience so far! Byron made the move-in process super easy, Long has been so helpful whenever we’ve had questions, and Xavier in maintenance has been quick, friendly, and great to work with. Everyone has been welcoming, and we’re really happy we chose to move here!

UPDATE: I’ve got to add to my earlier review because these guys just blew me away again. A little while back, my dryer started acting up and just wouldn't dry my clothes. I let management know, and they immediately sent the maintenance guys out to fix it. When that first repair attempt didn’t quite do the trick, they didn't drag their feet—they literally brought in and installed a brand-new dryer for me. The maintenance team, Max and Xzavier, were total professionals, super courteous, and incredibly efficient. They came right in, assessed the situation, and got the job done in no time. It’s been a week now since they installed the new dryer, and it’s running perfectly. Listen, I’ve lived in a lot of different places over the years—from New York to Paris, and now here in Auburn. I can honestly say this is the most impressive maintenance team I’ve ever dealt with, and the management is absolute 5-star in my book. Original Review: Five stars for The Mallard Pointe at Riverbend! I want to commend the maintenance team for their exemplary work. They are professional, dedicated, and put forth a valiant effort to provide top-quality service. A special shoutout to the property manager, Byron Alvarez, who is absolutely wonderful. He constantly goes above and beyond for the tenants here. I truly appreciate their hard work and the excellent care they take of the community!

long, was very respectful, and helpful twords the process of moving my friend in, it was easy and he explained everything clearly, im glad new management took over these apartments they look very clean and in the process of remodeling everything!. he gave us a tour and helped choose an apartment we were most comfortable with!. i recommend speaking with “ long! at the front desk to get you situated!.

BEWARE!! Worst place I've ever lived and will never recommend this place to anyone. For the amount of money they charge (nearly 2000 for a 2 bed one bath), it's a scam. The employee turnover there is so high you will feel like you never get help. Your packages will be stolen from your front porch. You will hear people fighting in the parking lot frequently. There is constant marijuana smoke. Both indoors and outdoors so you cannot escape it. The interiors are out of date and falling apart. The apartments are so poorly insulated that the winters are freezing and summers are blistering. The energy prices for them is INSANE. The trash is constantly overflowing and THERE ARE NO AMENITIES!!! They will advertise it, but the gym doesn't work and neither pool works. Dog poop and garbage littering the streets and it doesn't feel safe to walk the neighborhood at all. For the money it costs to live in this apartment, I suggest going somewhere else.
